As we move into the summer season, home sales activity has slowed, with the number of homes sold in June either declining or remaining similar to May across most of the markets I monitor. The exceptions were Orillia and Springwater, where sales increased slightly month over month.

Average sale prices were down in Innisfil, while the remaining areas experienced little change from May. In Barrie, 150 detached homes sold in June, with only nine selling for over $1 million. This continues to indicate that buyer activity remains strongest in the more moderately priced segments of the market.

When compared to June 2025, the number of homes sold increased in every area I track except Springwater. However, average sale prices were lower across all of these markets, reflecting continued price sensitivity among buyers.

Looking ahead, I expect sales activity to soften slightly as we move further into the summer. The peak vacation season typically results in fewer transactions, and many buyers hoping to move before the start of the new school year have already completed their purchases. As a result, we will likely see a quieter market through the remainder of the summer before activity begins to pick up again in the fall.
