The spring real estate market has arrived, with the number of homes sold in May increasing compared to April across most local markets.
Average sale prices showed mixed results. Innisfil and Oro-Medonte experienced price increases, while Barrie remained relatively stable. Meanwhile, average sale prices declined in Orillia, Springwater, and Essa when compared to April's figures.
Looking at year over year performance, Springwater was the only market to record an increase in average sale price compared to May 2025. The other areas I track either saw modest declines or remained relatively unchanged from last year's levels.
The Bank of Canada once again held its key interest rate at 2.25%, providing some stability for buyers and sellers alike.
Current market conditions appear to be influenced less by interest rates and more by the economic and political uncertainty that continues to affect consumer confidence. While buyers are active in the marketplace, they remain selective and are primarily focused on more moderately priced homes.
That doesn't mean larger or higher-priced properties won't sell. It simply means that in today's market, accurate pricing and patience are more important than ever. Homes that are positioned correctly and marketed effectively continue to attract buyers, even in the upper price ranges.
As always, every property and neighbourhood is unique. If you're considering buying or selling and would like to discuss how these market trends may affect your home's value, feel free to reach out.
