Welcome to the hot summer days of July 2025 where no one feels like doing much of anything. The market reflects that as well. The number of homes sold is down almost everywhere except Orillia and Oro-Medonte where the number is roughly equal to June's number which were hardly stellar. Interestingly enough however the average selling price has basically held at June's level or slightly less. This is somewhat good news as perhaps we are getting closer to bottoming out barring anything unforeseen. On a side note, Innisfil's average selling price is over $300,000 higher than June's. In checking further there were a couple of very high priced properties that sold which pushed up the average price. The median selling price is in keeping with June's around $900,000. Inventory levels are rising in all areas except Orillia. Not great news for sellers. I expect August's numbers will reflect July's as it appears we are definitely in a traditional summertime market. No news on tariffs which is not great. If an agreement can be made it will offer stability to the market

Well June's numbers are in and they pretty much reflect what the previous 5 months have been telling us. In most areas I look at homes sold are up or equal to May's numbers which is the good news. The prices however are down in Barrie, Innisfil and Essa and are up in Oro, Springwater and Orillia. Days on market are higher or equal to last month so homes are taking their time to sell. When comparing to last June, Barrie, Innisfil and Essa had very similar number of homes selling while Oro, Orillia and Springwater were down this year significantly. In terms of pricing Essa and Oro are basically the same however the rest of the areas I look at are down substantially when comparing to last June. I hate to sound like a broken record but until we get some stability in our Countries finances, (i.e. Tarriffs), I feel this market will continue in this fashion.

May's numbers reflect pretty much what the past months have been showing.  Homes are still selling, albeit much slower than most sellers would like and generally for less money than they would like. Pricing is critical right now and the market is continuing to struggle. Home prices are basically the same or lower from April's amounts with the only exception being Oro-Medonte. The number of homes sold compared to April is up which is a positive sign. Sellers should realize however if they are selling and buying in the same market, they may not get what they were hoping for price wise. However they will also be buying in a slow market for their next property as all boats rise or in this case lower with the tide. May's numbers when compared to last May's numbers are very close in most categories with the exception of Barrie where 143 homes were sold last May compared to 109 this May. Until we see some stability our market will likely see some challenges.

Happy Spring!

At least the calendar says it's spring but it certainly doesn't feel like spring. The real estate market so far has not shown much in the way of a spring market uptick either. Home sales in March are basically statistically the same as the month of February. The exceptions to this was Essa and Springwater who saw an increase in the number of homes sold and Oro-Medonte  saw a decrease in the number of homes sold. Average prices were all over the map in March. Barrie, Orillia and Essa saw their average price rise while Innisfil, Oro-Medonte and Springwater were all lower in average sale price when compared to February. Inventory levels have increase slowly.

The million dollar question is what is the market going to do for the rest of the year. Real estate markets are no different than stock markets. They do not like instability, so until we get some direction as to the severity, duration and perhaps a new USMCA deal, things will likely remain somewhat unstable.

Welcome to March. We are on the way to an upcoming spring market.  This has been a tough Winter and Spring is a welcome reprieve. Unfortunately with Spring comes tariffs from the United States. Of course this generates an incredible amount of instability, so we will see what effect this has on our real estate market.

Average Homes prices were down in all areas I look at except for Oro-Medonte and Essa township.  the number of homes sold however was up slightly in all areas except in Springwater where the number of homes sold was equal to those sold in January and Barrie was down substantially.

Inventory levels in all areas, other than Springwater, are quite low for detached homes, in the area of 3 months levels. That is a good thing if you are a seller obviously as the market isn't flooded with listings currently.

Happy New Year. The Bank of Canada gave us another rate reduction of .25 basis points so that's the good news. In the areas I look at in this report, average sale prices were really all over the map. Barrie and Innisfil saw an increase in home average price while the other areas were up or down slightly with the exception of Springwater.  Average sale prices here were up significantly however again it is a sample size issue as there were only 9 homes sold in Springwater in January. Barrie is the only area that had an increase in the number of homes selling in January over December. None of this should come as a surprise as January is typically one of the slower months. This January has been an old school January winter snow wise so that tends to keep people inside as well. 

Once again we are still dealing with the threat of looming tariffs so that is not helping things. Today Trump has indicated he will be hitting Canada with a 25% tariff on steel and aluminum. We will see if that comes to pass as the goal post has been a continual moving target so far. Obviously if these tariffs come to pass it will not be good for the housing market.
