Welcome to the hot summer days of July 2025 where no one feels like doing much of anything. The market reflects that as well. The number of homes sold is down almost everywhere except Orillia and Oro-Medonte where the number is roughly equal to June's number which were hardly stellar. Interestingly enough however the average selling price has basically held at June's level or slightly less. This is somewhat good news as perhaps we are getting closer to bottoming out barring anything unforeseen. On a side note, Innisfil's average selling price is over $300,000 higher than June's. In checking further there were a couple of very high priced properties that sold which pushed up the average price. The median selling price is in keeping with June's around $900,000. Inventory levels are rising in all areas except Orillia. Not great news for sellers. I expect August's numbers will reflect July's as it appears we are definitely in a traditional summertime market. No news on tariffs which is not great. If an agreement can be made it will offer stability to the market
