Fall Has Arrived
Fall has arrived, and the smell of pumpkin spice is everywhere!
As we review the September numbers compared with August, the results are mixed, suggesting that this year’s fall market may be somewhat of an anomaly.
September Market Results
The number of homes sold in September declined in Barrie, Oro-Medonte and Essa Township. In Innisfil and Orillia, sales increased slightly, while Springwater saw a somewhat stronger increase.
Average home prices also varied across the region. Barrie saw an increase in average sale price, while Innisfil experienced a modest increase. In the other areas I track, average sale prices declined.
When we compare September 2026 with September 2025, the picture becomes even more interesting. Average sale prices were lower this September in every area I track except Barrie, where prices were slightly higher than they were a year ago.
These numbers are certainly not encouraging, particularly when compared with August. August is traditionally one of the slower months of the year for real estate, so we would normally expect the fall market to bring some improvement in both sales activity and buyer demand.
An Unprecedented Opportunity for Buyers
For buyers and investors, however, the current market presents an opportunity we have not seen in quite some time.
There is considerable selection, little pressure to make a quick decision, and prices that have shifted significantly downward from their previous highs. Buyers have the luxury of taking their time, doing their due diligence and negotiating from a much stronger position than they have had in recent years.
I also don't expect interest rates to be a major concern for the remainder of the year. The bigger issue continues to be the overall economy and the uncertainty surrounding it.
When Will the Market Turn?
This market will eventually pass. They always do.
The difficult question is when. Unfortunately, no one has a definitive answer to that.
One thing we do know is that we remain significantly behind where we need to be when it comes to home construction. When demand eventually returns, a lack of housing supply will once again put upward pressure on prices.
I believe the timing of that recovery is closely tied to the economy and, more importantly, to consumer confidence in the economy. Regardless of the programs governments introduce to encourage new construction, builders ultimately need to be able to make a reasonable return on their investment. If the economics don't work, construction will remain limited.
So, What Should You Do?
For homeowners who purchased their property several years ago, the current market is certainly frustrating, but you are likely still in a very good position compared with what you originally paid.
For those who purchased during the COVID-era market at significantly higher prices, the situation can be more challenging. If you have the ability to stay in your home, it may make sense to remain there for a while and allow the market time to recover.
If you need to sell, however, the strategy becomes very important.
Price your home to get ahead of the market rather than chasing the market downward with a series of price reductions.
In a changing market, proper pricing from the beginning can make a significant difference. The goal isn't simply to list your home — it's to position it competitively enough to attract the buyers who are currently in the market.
As always, if you're considering buying or selling and would like to discuss how the current market may affect your particular situation, I'm always happy to have that conversation.
